If you rent out a property with gas appliances, the law requires an annual gas safety check by a Gas Safe registered engineer. We carry out landlord gas safety checks across Kettering, Corby, Rothwell, Wellingborough, Northampton and the surrounding area, for individual landlords, portfolio landlords and letting agents.
What the check covers
- Every gas appliance in the property, such as the boiler, gas fire and hob
- Flues and chimneys, to make sure fumes are removed safely
- Gas pipework and the tightness of the installation
- Ventilation for each appliance
- Safety devices and correct operation
You receive a Landlord Gas Safety Record, often called a CP12, once the check is complete. If we find a problem we explain it clearly and give you a price to put it right.
Your legal responsibilities
- Have every gas appliance, fitting and flue checked every 12 months
- Give existing tenants a copy of the record within 28 days of the check
- Give new tenants a copy before they move in
- Keep records of each check for at least two years
These requirements come from the Gas Safety (Installation and Use) Regulations 1998. You can read the official guidance on the Health and Safety Executive website.
Combine it with a boiler service
An annual gas safety check is not the same as a boiler service. Many landlords book both together, so the boiler is serviced and certified in a single visit with no extra disruption for the tenant.
Questions from landlords
How often does a landlord need a gas safety check?
Every 12 months. The Gas Safety (Installation and Use) Regulations 1998 require landlords to have every gas appliance, fitting and flue in a rented property checked by a Gas Safe registered engineer once a year.
When do tenants need a copy of the certificate?
Existing tenants must be given a copy within 28 days of the check. New tenants must be given a copy before they move in.
How long do I need to keep the records?
Landlords must keep a record of each gas safety check for at least two years.
Can you deal with my tenants directly?
Yes. We can arrange access with your tenants or letting agent and send the certificate to you once the check is complete.
